Neighbors, we need your help! Our wonderful neighborhood is over 30 years old, and our common areas and facilities are as well. Since each of us shares in the ownership of the common areas, we need to band together to take care of them and protect our investments. There are some large projects that need to be done to maintain our facilities to keep our property values up. The amenities we have are a draw for potential buyers, but only if they are in good condition.
May is the beginning of our fiscal year, and 100% of our funding comes from our homeowners, of course. However, a large percentage of the homeowners do not support the association financially from year to year. Our goal is for every home to share in the cost of maintenance of our amenities and common areas.
If your home is not already part of the mandatory association, please consider joining so that we can count on your support every year going forward. This is so important for the long-term value of our homes. In most neighborhoods with amenities, every homeowner is required to pay dues, even if they do not use the facilities. That is how neighborhoods have the money for upkeep. We normally break even each year with our expenses with the level of dues we collect and don’t have the money for capital projects, which is a big concern. Casteel Heights’ current cost for mandatory membership is just $390 per year.
If you are not ready to join as a mandatory member this year but still want to use the facilities, you can join as a Recreation member for $475 plus a $150 initiation fee if it’s your first year.
At a bare minimum, we need for those homes that are not part of the mandatory association or Recreation membership to pay a Grounds fee of at least $125.00 per year. This only covers the cost of the monthly landscaping in the common areas and no upkeep or maintenance of the facilities that we all own.
